Public ameneties include a fitness center, lounge, bike spa, two courtyards with fire pits, a swimming pool, outdoor grilling stations, and outdoor lounges. AVA Wheaton is within walking distance of the Core, Wheaton Regional Park, and nearly residential neighborhoods. The entire area falls within the 0.5 mile radius from the Wheaton Metro Station entrance. To the west, there is a 3-story office building and an auto service shop. To the south, there is a retail shopping strip. A small portion of the northern property line abuts a garden apartment complex along Elkin Street. Finally, to the east, there are more garden apartment buildings owned by Montgomery Housing Partnership (MHP).
